First Time Homebuyers

Friends of mine have asked me over the past twenty years “Should I buy XYZ stock?” or “Should I contribute to my company 401K?” I always give them the same answer—”Do you own a house yet?”
To me, owning your own house has so many more benefits than owning a stock or a basket of stocks in a 401K. Control your own destiny by creating a forced savings plan. Once you buy your first house, not only can you enjoy the comforts of your own home, but you can improve your asset with upgrades and landscaping. If you have to leave the area, you can always rent it out or sell it and roll over up to $250,000 (single) or $500,000(married) of gains into your next house.
Start building up equity now. The federal government is offering a one time $8,000 first time homebuyers credit. In a market like Jacksonville, NC (Home of Camp Legeune), I don’t see how you could go wrong investing in a starter home. The Crystal Coast is growing by leaps and bounds attracting new military families to serve at Camp Legeune and Cherry Point, people are retiring to the coastal area, and the southern outer banks continues to attract investors and tourists alike.
Having lived in San Diego (Home of Camp Pendleton), Kailua Hawaii(Home of Kaneohe Marine Corp Base), and now in Swansboro, NC (Home of Camp Legeune), I have met many wonderful military families (Note-I grew up in Virginia Beach –the son of a Navy veteran). Quite a few of them have done quite well investing in houses as they transfer around the nation serving the country. On the other hand, quite a few of them have retired and have rented or lived on base housing their entire career. They ask me for advice as they are currently renting and their landlord keeps raising their rent. I tell them they should have asked me twenty years ago, and I would have told them–”I think you should buy a house before you buy any thing else.” Act now–Buy now–I would be pleased to help you with your home search.
